Plumbers in Redland, Cotham and Montpelier
Tall Victorian villas over semi-basements, many now flats, on a plateau that drops steeply towards Cheltenham Road.
IN SHORT
When Fill My Day launches, a plumbing job in Redland, Cotham or Montpelier will reach checked plumbers who have free time and are within travelling distance of BS6. It's meant for the small jobs that tend to wait, like a running toilet in a flat in a divided villa, especially on weekdays, when the local residents' parking schemes are running. The app is still in development, so nothing can be booked yet.
Homes here and the jobs they need
In the Cotham and Redland Conservation Area, the council's appraisal says Victorian semi-detached villas dominate, and many are three storeys over a semi-basement. The same 2011 appraisal of the Cotham and Redland Conservation Area dates Cotham, to the south, to the early and middle Victorian years and Redland to later in the century, with a few late Georgian terraces on Fremantle Road. It also notes a high number of flats and houses in multiple occupation.
Montpelier is older and more mixed. Its 2008 appraisal describes late Georgian villas and terraces along Ashley Road, detached villas on Ashley Hill built between 1828 and 1835, and Picton Street, built as a shopping street around 1820. About 742 more houses followed between 1860 and 1900.
Census 2021 shows the split. In Cotham ward, 46% of households live in flats inside converted or shared houses, and half rent privately. Redland ward is more settled: 66% of households own their home, and terraced (29%) and semi-detached (26%) houses are the most common homes. Montpelier sits in Ashley ward, which also takes in St Pauls and St Werburghs, so its figures are only a rough guide: 38% rent privately and 21% from a social landlord. Across Bristol, 26% rent privately.
What does a tall villa over a semi-basement mean for plumbing? Water has to be lifted three or four floors and waste brought back down, so pipe runs are long. Where a kitchen or bathroom sits at semi-basement level, it's the lowest point on the waste, so if the drain starts to slow, a sink down there is often the first to show it, even when the cause is upstairs. And where a villa is now flats or a shared house, extra kitchens and bathrooms have often been added to pipework laid out for one family, so the joins between old and new are a common place for a drip.
Getting a plumber to your door
In BS6, the clock decides parking. The council's four residents' schemes here, Redland, Cotham, Cotham North and Montpelier, all run Monday to Friday, 9am to 5pm, so permits matter on weekdays only. Neighbouring Kingsdown runs longer, Monday to Saturday until 7pm.
On a weekday, the plumber needs either a council trader permit of their own, at £284 a year or £92 for 25 days, or one of your visitor permits. Each household in the four schemes gets 50 free a year, and up to 50 more at £2.00 each. Arrange the visit for after 5pm and neither is needed.
The appraisals add that parking around Chandos Road is worst in university term, and that Montpelier's central streets are lined with parked cars, partly because houses have been split into flats.
Then there's the slope. Cotham and Redland sit on a plateau at about 75 to 80 metres that falls steeply to about 30 metres at Cheltenham Road, with retaining walls, narrow lanes and mews. Montpelier's streets are steep, narrow and bending in places.
The Clean Air Zone is unlikely to affect a job here. Its northern edge is reported to run along Perry Road and Marlborough Street, just south of the area, and a 2019 draft that would have covered Cotham and Montpelier was never adopted. A diesel van older than Euro 6 only pays the £9 daily charge if it drives on into the centre.
A plumber has to weigh permit hours, a full street and a steep hill against a job that may take half an hour, which is why small plumbing jobs are hard to get done.
How Fill My Day will work in Redland and Cotham
In BS6 the time of day matters as much as distance: the four local schemes stop at 5pm on weekdays, so after that most streets here need no permit. When Fill My Day launches, plumbers will set the hours they're free, and only jobs that fit those hours, their distance and their trade will reach them. Read how same-day plumbing in Bristol will work.
EXAMPLE
A plumber finishes on Picton Street in Montpelier at 4pm and sets a window until 7pm with two miles of travel. A landlord has posted a running toilet in a flat on Cotham Road, with a cistern photo; the tenant is home from 5pm, when permit hours end. The plumber is sent the job and quotes for a new fill valve.
Nearby areas
- Clifton and Hotwells (BS8), next door through Clifton Down ward, has Georgian crescents split into flats and parking schemes that run as late as 9pm.
- Bishopston, Horfield and Ashley Down (BS7) meets both Redland and Ashley wards, and no residents' parking scheme for it appears on the council's list.
- Westbury-on-Trym, Henleaze and Stoke Bishop (BS9) touches Redland ward, with far more owner-occupied semis and detached homes.
What it costs
A running toilet is often down to a worn fill or ball valve. Which?'s survey of its Trusted Traders puts replacing a toilet ball valve at £50 to £300, parts and labour included but not VAT, for a job of one to two hours (May 2026). If a plumber quotes by the hour instead, MyJobQuote gives £60 to £75 an hour for Bristol (October 2026), though its guide doesn't say whether that covers standard work; see what plumbers charge per hour for the national picture.

GOOD TO KNOW
Questions,
answered straight.
Do I need to give a plumber a parking permit in Redland or Cotham?
On weekdays from 9am to 5pm, yes, unless they have their own council trader permit. All four local schemes run those hours only, so evenings and weekends are permit-free.
Is Cotham or Montpelier in the Clean Air Zone?
As far as we can tell, no. A 2019 draft would have taken them in, but it wasn't adopted. The edge is reported to run just south of Kingsdown, Cotham and St Pauls, so check the council's map if you're near it.
Is parking harder near Chandos Road in term time?
The council's appraisal says it's worst in university term. If your job can wait, an evening or Saturday visit avoids permit hours altogether.
