Plumbers in Westbury-on-Trym, Henleaze and Stoke Bishop
A medieval village in the Trym valley, ringed by interwar semis and detached houses, most of them lived in by the people who own them.
IN SHORT
When Fill My Day launches in Bristol, a plumbing job in Westbury-on-Trym, Henleaze or Stoke Bishop will go to checked plumbers whose free time and travel distance reach BS9. It's for the small jobs that a busy plumber elsewhere in the city might not cross town for, like a dripping overflow or a stiff radiator valve. It isn't live yet: it's coming soon to Bristol.
Homes here and the jobs they need
BS9 is mostly houses, not flats, and mostly owned rather than rented. In Census 2021, the most common home in both local wards was a semi-detached house: 42% of households in Westbury-on-Trym and Henleaze ward and 37% in Stoke Bishop. Stoke Bishop also had the highest share of detached houses in our research, at 29%. Ownership is high too: 81% of households in Westbury-on-Trym and Henleaze own their home and 75% in Stoke Bishop, and in both wards over four in ten own it outright. Only 12% to 13% rent privately, about half the figure for Bristol as a whole.
The housing spans several centuries. The council's 2015 appraisal of the Westbury-on-Trym Conservation Area, first designated in 1971, describes a medieval village core with cottages, some from the 1500s, Georgian and Regency villas, Victorian villas and terraces on College Road and Church Road, and 1930s semis on streets like Walton Rise and Priory Court Road. Sneyd Park, The Downs, and Kingsweston and Trym Valley have conservation areas of their own nearby; Henleaze has none. Wikipedia's local histories, which we haven't checked against council records, say Henleaze was mostly built in the 1920s, Westbury grew into a large suburb from that decade, and Stoke Bishop mixes big Victorian villas with interwar streets.
For plumbing, larger and older houses usually mean more of it: more bathrooms, longer pipe runs, outside taps and radiators in every room. Interwar semis and older villas like these often have a cold-water tank in the loft, and where one is still in use, a worn float valve can show up as an overflow pipe dripping outside. Bristol Water describes its supply as moderately hard to very hard, so in a home owned for decades, scale may well have built up in taps, valves and the hot water cylinder. And in the medieval village core, a plumber may want to see an old cottage before giving a firm price.
Getting a plumber to your door
In BS9 the issue is distance rather than permits. No residents' parking scheme for BS9 appears on the council's list of 19 scheme areas (as of 17 October 2026), so there's usually nothing for you or the plumber to arrange. The council's appraisal worries about front walls being lost to off-street parking on Southfield Road, Westbury Road and Water's Lane, which suggests many homes there have a drive.
The village itself is tighter. It sits in the valley of the River Trym, with steep slopes at Westbury Hill and Channell's Hill, and the appraisal notes heavy traffic and narrow pavements through the shopping area, plus rat-running on Chock Lane.
Homes in BS9 are outside Bristol's Clean Air Zone. The Portway (A4) is inside it, though, and Bridge Valley Road is reported to be included from its junction at Clifton Down. A diesel van older than Euro 6 heading into town that way from Stoke Bishop or Sea Mills pays £9 for the day.
The bigger cost is the journey. A plumber based across the city might spend longer driving out to change one sticking valve than doing it, and that's the main reason small plumbing jobs are hard to get done. A plumber already working in Henleaze or Westbury is a different matter.
How Fill My Day will work in Westbury-on-Trym
Distance is what Fill My Day is designed around. When it launches, plumbers will say how far they'll travel from where they're starting, so a BS9 job reaches someone finishing in Henleaze or Westbury rather than across the city. Read how same-day plumbing in Bristol will work.
EXAMPLE
A plumber finishes fitting a shower on Falcondale Road at half twelve and sets a window until half three with two miles of travel. A homeowner on Priory Court Road has posted a loft tank overflow dripping onto the patio, with a photo of the tank and a note that the drive is free. The plumber is sent the job and replies with a price for a new float valve.
Nearby areas
- Bishopston, Horfield and Ashley Down (BS7), beside Westbury-on-Trym and Henleaze ward, has terraced streets around Gloucester Road and more semis in Horfield.
- Redland, Cotham and Montpelier (BS6) touches both BS9 wards through Redland, where a plumber needs a permit on weekdays.
- Clifton and Hotwells (BS8), Stoke Bishop's neighbour, is a place of Georgian flats, steep hills and three parking schemes.
What it costs
We found no reliable 2026 price for a float valve in a loft tank. The nearest is Which?'s figure for replacing a toilet ball valve, £50 to £300 excluding VAT (May 2026), and a tank in the loft can take longer to reach, so ask for a quote. If you've saved up several jobs for one visit, ask whether the plumber charges by the hour or by the day: Checkatrade puts a plumber's day at £325 to £375 across the UK (June 2026). The only Bristol figure we found, from MyJobQuote's emergency guide (October 2026), is £380 to £480 a day, and it doesn't say whether that's for standard or emergency work.

GOOD TO KNOW
Questions,
answered straight.
Is parking a problem for plumbers in Westbury-on-Trym?
There's no residents' parking scheme for BS9 on the council's list, and the council's appraisal notes front walls being lost to off-street parking on streets like Southfield Road, which suggests many homes there have a drive. The village centre is busier: the appraisal notes heavy traffic and narrow pavements there.
Will a plumber pay the Clean Air Zone charge to reach Stoke Bishop?
Not for driving to your home, which is outside the zone. But the Portway is inside it, so an older diesel van that comes that way pays £9 for the day.
Will a plumber come out to BS9 for one small job?
It depends how far they'd have to come. Travel is often the biggest cost of a small job, so it helps to list everything that needs doing in one post. Fill My Day is being built to find plumbers who are already close by.
